How Much Does Commercial Landscaping Cost in Florida?

by Emily Durgan | Mon, Jan 26, 2015

Commercial landscape costs vary from property to propertyWhen potential clients approach us about commercial landscape maintenance costs, they have a lot of great questions about what’s included and how pricing works. It's your job as a property manager to research, ask the right questions and understand each vendor's value and benefits to your property.

Because some companies quote à la carte prices and others quote all inclusive, it’s important to know the differences between these pricing models, what services are included in a price quote — and the pros and cons of each. How much does professional landscaping cost for a Florida commercial property? Read on for a little insight.

À La Carte Pricing

À la carte pricing can mean a couple of different things, including when a commercial property hires different vendors for various jobs on your property. For example, you may hire one company to mow the lawn, while contracting with another to take care of your flower beds. Or it can be using just one landscaping company, but picking and choosing which services you want, like only mowing and fertilizing.

So, what are the benefits of an à la carte approach? Particularly if another property manager set vendors in place before you began your tenure, you can continue using them — or pick ones that specialize in specific landscaping areas. You can also minimize your use of an outside landscaping service — and budget — if you have an on-site grounds crew that does some of the work already.

One of the drawbacks to à la carte pricing: It’s a lot more work to coordinate with several vendors with an à la carte pricing model. It’s also easy to get nickel-and-dimed when every service is priced separately; you may not be getting the best overall price. Plus, each vendor only cares about a specific area of your property, rather than looking at the property's landscape as a whole. If you’re using one vendor, but only for a few services, those areas may look great, but your commercial property's general appearance may suffer.

Some landscaping companies, like GreenEarth, opt not to do à la carte pricing because we feel the customer benefits from having only one vendor to work with, and that all landscaping needs are handled professionally. With an all-encompassing approach, the landscape is treated as a whole, rather than as parts, which means the customer’s property is given the care it needs. That's where all-inclusive pricing comes in.

All-Inclusive Pricing

With all inclusive pricing, the landscaping company provides a menu of covered items with a yearly contract and agreement, so you know what you’ll be paying each month and what’s included for your commercial property's landscape.

Among the benefits of all-inclusive pricing: You’ll have peace of mind dealing with one vendor who is responsible for all landscaping services on your commercial property, at a set price per month. With one account services contact at the landscaping company, your time isn’t spent coordinating with vendors.

Cons: If you have individual landscaping vendors you’ve been working with in the past, you may need to do some up-front work to ensure you tie up all the loose ends and contracted services before beginning work will an all-inclusive provider. And if you prefer to know exactly how much each of your landscaping services costs, all-inclusive pricing won’t give you that insight.

How Much Does Professional Landscaping Cost? Base Maintenance Packages

How much does professional landscaping cost for a commercial property? With an all-inclusive pricing plan, you’ll get a base maintenance package laid out up front. At GreenEarth, our base maintenance service typically includes:

  • Mowing
  • Edging
  • Pruning
  • Weeding
  • Hand-weeding from beds
  • Irrigation audit
  • A 12-month lawn care program, which includes spraying with fertilizer and weed controls

GreenEarth usually visits a commercial property for maintenance once a week during the nine-month growing season, and biweekly during the winter months, when the grass is dormant. During the dormant time, we prune hedges so they rejuvenate in spring time, perform bed detail work and spray the turf as needed.

Don’t Forget Add-On Services

Even with all-inclusive pricing, some clients still choose to add on other services throughout the year. Here are a few examples of enhancements:

  • Trimming palm trees once or twice a year
  • Mulching beds once or twice a year
  • Replacing pine straw
  • Adding seasonal color throughout the year
  • Repairing sprinkler system issues found during the irrigation audit

If we take over maintenance of a property that needs a lot of work, we might suggest an initial clean-up as an add-on; that way, the monthly fee they pay is only for maintenance.

So, How Much Does Commercial Landscaping Cost? Pricing Varies!

We should note that GreenEarth offers only all-inclusive pricing — it’s just the pricing model we prefer, and that we believe offers the best value for our clients. After investigating all your options, you may find that an à la carte approach to maintenance is your best bet — but if all-inclusive aligns with your commercial property’s needs, we hope to be first on your list of providers to call!

Because every commercial maintenance plan is customized to an individual property, it’s hard to give even a general ballpark price for these services. However, we can outline GreenEarth’s process to give you an idea.

Our estimator considers the property’s square footage, which is important for pricing chemicals used on the turf. For maintenance, we estimate the number of hours it would take two to three men to service the property each year. We then split the pricing up over 12 months, so property owners will have a set fee per month, which makes budgeting easier.

Our sales staff asks about the commercial property owner’s landscaping budget before starting the process, and every estimate we offer is customized within that budget. If your wish list of services isn’t in line with your budget, we do our best to find a landscape maintenance solution that is.
